Gonzalo Bernardos’ Prediction for the 2025 Housing Market: “It Will Be a Spectacular Year”

The economist attributes his forecast to the changing landscape Spain has been experiencing in recent years, particularly among the younger population and in the rental sector.
The housing market has been a prominent issue in Spain for several years, with many people aiming to buy a property. However, for many, gathering the resources needed to turn that goal into reality has felt quite distant.
Nonetheless, a period of change might be on the horizon, or so believes Gonzalo Bernardos. The economist and professor at the University of Barcelona recently shared his outlook on Spain’s real estate market in 2025, describing it as “a spectacular year for the housing market.”
Through his official X profile, the expert elaborated on the reasons behind his prediction in an article, where he also recalled some of the sector’s most prosperous years. Looking ahead, he anticipates 825,000 home sales in the coming year, with a 10% increase in sale prices.

Increase in Home Sales

In the article, Gonzalo Bernardos outlines the characteristics that make 2025 a very promising year for the real estate sector. To start, there is a substantial amount of pent-up demand, with young people playing a crucial role. Until recently, their circumstances were far from ideal for homeownership, largely due to a lack of savings capacity and unstable employment conditions.
However, the situation is beginning to change, supported by factors like the shift from renting to buying due to high rental costs. Another reason is that rental prices in Spain have reached record highs and are expected to continue rising in the coming years. Additionally, increased bank credit and lower mortgage interest rates offer a more favorable environment for young buyers in Spain. This, combined with financial support from parents and interest from foreign buyers, is paving the way for a more favorable real estate scenario.
